MMP Consultancy is working with a fantastic public-sectororganisation to recruit an Commercial Property Manager.
We are seeking driven, and commercially drivenindividuals to be responsible for the day-to-day management, letting, complianceand performance of the commercial property portfolio and associated assets. Youwill be responsible for negotiating on new and existing leases, renewals and disposals.Providing robust advice and guidance to the wider business on commercial propertymatters including acquisitions and new build.
Responsibilities:
Providean excellent customer focused, professional commercial management service totenants. Ensuring all legal landlord/freeholder obligations are met, allrelevant fees, charges, notices and rents are issued in a timely manner andaddressing as required any queries in relation to these.
Meetall targets set and any relevant corporate objectives and be able to identifynew business opportunities and grow the Commercial Property Team throughinternal or external clients as required.
Ensurethe correct systems, record keeping, and statistical management information arein place and kept to date. To manage, control and measure voids, income,arrears, savings, fees, outputs and quality of the Commercial PropertyPortfolio and ensure all targets are achieved or exceeded.
Negotiaterents and property transactions on our portfolio ensuring rents are maximised,voids are minimised and that the transactions represent the best long termstrategy for the Group.
Assistwith the collection of all service charges, rents, ground rents and otherproperty charges and recovery process, ensuring this is effective andefficient. To be responsible for the correct and accurate management of allservice charge, rent and deposit accounts.
Adviseand implement lease and tenancy terms, statutory measures and policies relevantto the management of the portfolio.
Providespecialist advice and guidance to colleagues, residents and the general publicon matters relating to commercial property management, including but not limitedto: renewals, lease extensions, dilapidations, Breeam, surrender andenfranchisement.
Managethe use of contractors and managing and marketing agents relevant to theportfolio.
Track record of successfully delivering programmes to time andbudget
Understanding of the relevant legal, economic and regulatoryaspects of commercial propert
Knowledge of good practice Project Management approaches andmethodologies.
Highly developed influencing and communication skills andmust be capable of planning and delivering complex transactions.
Goodworking knowledge of relevant legislation
Ability to present to all levels
Computer literate, specifically Word, Excel and SharePoint
Target oriented with a proven track record of achievement
Commercial Property experience – MRICS or experience qualified
