We are partnering with a private residential property provider based in Manchester but operating across the UK. They deliver 3,000 affordable homes which they are scalling to 10,000 and are seeking a Head of Capital Projects as a new role to support this growth structure.

The Role

As a direct report to the Capital Projects Director, the Head of Capital Projects will have a crucial responsibility in overseeing the successful execution of significant projects across the national portfolio. This individual will be in charge of the department's daily activities, supervising both internal and external teams, and providing support to the Capital Projects Director in developing departmental strategies.

  • Manage direct reports within the Capital Projects team, setting performance objectives and ensuring that programme works are delivered on time and meet agreed expectations, while providing guidance and support
  • Develop and implement plans to drive the continuous learning and development of direct reports
  • Oversee the procurement of development and construction contracts and appointments, ensuring that all legal and contractual negotiations are completed
  • Ensure that capital project programmes meet financial and operational objectives
  • Foster and maintain strong working relationships with contractors, suppliers, and consultants
  • Attend internal and external meetings as a key representative of the Capital Projects team, supporting with the preparation and presentation of capital project reports
  • Continuously identify opportunities to improve the department's ways of working, and establish connections between capital projects and other business areas and key stakeholders
  • Promote best practices in health and safety, and identify opportunities for health and safety improvements while being an ambassador for health and safety.

The person:

  • Strong experience operating in a senior management position, managing capital project teams; would suit someone from a registered provider of housing, landed property company, or refurbishment consultancy
  • Extensive experience executing full refurbishments of residential assets as part of a client side team or 3rd party consultancy delivering refurbishment projects of approximately £2m or more with experience executing all parts of a large scale project plan
  • Health and safety expertise within projects, exposure to CDM and HSE regulatory and reporting requirements essential
  • Relevant qualifications and professional memberships e.g. construction or civil engineering; Member of CIOB, RICS or similar
  • Proactive, target driven with high problem-solving skills
  • Exceptional customer service and communication skills to build and maintain relationships with internal and external stakeholders
  • Excellent working knowledge of Microsoft packages and confident using multiple in-house systems
  • Experience working in a team that has adopted new construction management systems / modern ways of working an advantage
  • Willingness to travel as required
