PURPOSE OF ROLE


This is an exciting opportunity for an individual who is looking to develop their career in Lease Advisory services.

Key aspects of this role include the negotiation of rent reviews, lease renewals, lease regears and strategic advice. Based within our Exeter office, this opportunity will primarily service Devon and Cornwall, and also nationally for specific retained clients.

Covering a range of property types, including primarily offices, industrial, and retail, this opportunity provides scope for.


RESPONSIBILITIES


  • Reporting to clients, negotiating rent reviews, lease renewals and lease re-gears
  • To support an expanding team in its business development objectives and continued growth in revenue.
  • To work closely with the team and clients to ensure consistent high-quality advice.
  • To integrate fully in the wider Alder King network and other business lines.
  • Reading and summarising leases.
  • Inspecting and measuring premises.
  • Collating comparable evidence.
  • Preparation of lease renewal and rent review pre negotiation reports for clients.
  • Negotiating with landlords and their agents.
  • Preparing settlement reports for clients.
  • Preparing of Heads of Terms.
  • Instructing solicitors through the legal process where necessary.
  • Preparing reports for third party referral.
  • Assisting senior colleagues on instructions as necessary.
  • Assisting in the preparation of pitches for business development.


GENERAL


  • Uphold the Firm’s values at all times during both internal and external dealings.
  • Proactively seek out and attend relevant networking events in order to nurture and grow the Firm’s client contacts with the view to generating growth.
  • Participate in the internal Lease Advisory Working Group on a bi-monthly basis
  • Consistently produce high quality work which, at a minimum, meets client’s expectations. In addition, work collaboratively with third parties as appropriate to ensure you exceed client requirements.
  • Willingly share relevant and appropriate knowledge with colleagues and support their development as required.


QUALITIES AND QUALIFICATIONS


  • Hold RICS qualification with 5+ years relevant experience.
  • A highly motivated commercial approach, with ability to work as part of a team and be a self-starter working on your own initiative.
  • Have strong research, analytical skills and reporting skills.
  • Have resilience to work under pressure; have excellent prioritisation, time management, negotiation and organisation skills and attention to detail.
  • Possess excellent/good communication and inter-personal skills and, deliver information clearly and succinctly.
  • Be proactive and receptive to change, hold a positive ‘can do’ attitude and uphold the highest level of professionalism at all times.
  • Fluent with all Microsoft packages and relevant to the role IT packages.
  • Hold a clean driving licence.


PRIMARY LOCATION


The role will be based within our Exeter office. However, due to the nature of our business you may be required to work in other offices from time to time.
