Job Summary:Venue: O2 Academy BrixtonCompany: Academy Music GroupLocation: LondonReports to: Building Maintenance ManagerWorking hours: Full-timeRoleThe Maintenance Operative is responsible for excellent care of O2 Academy Brixton, its infrastructure and appearance. From day-to-day maintenance, to co-ordinating contractors, compliance with health and safety regulations and conducting continuous improvement strategies, the role is to ensure our venue is presented at the highest standard.Our teamOur Maintenance Operative is an integral member of the team, with a positive, can-do approach. The successful candidate will work collaboratively to contribute to our core values of excellence and inclusivity and support optimal team performance and productivity at O2 Academy Brixton.About youExperience of working in maintenance management or a supervisory roleSound knowledge and proficiency in common maintenance tasks (electrical, plumbing, decorative, carpentry)Competent in Microsoft Office (outlook, word, excel)Excellent understanding of health and safety regulations and risk assessmentsRelevant qualifications and safety certifications advantageousWhat we needEnthusiasm for venues and the live events industryFamiliar with building systemsFlexibility to work irregular hours (weekends/evenings/public holidays)Practical, hands-on approach to problem solvingStrong time-keeping and organisational abilityGood communication and interpersonal skillsPositive and proactive attitude to planning workloads efficientlyAbility to undertake the demands of maintenance managementWhat you’ll be doingProactive management of all maintenance processes and operationsConduct daily and weekly routine checksCoordinate building inspections and readingsPlan routine maintenance as well as preventative and corrective schedulesIdentify and manage basic repairsPrepare documentation, logs and maintenance reportsSupervise all mechanical and electrical work including, but not limited to, Portable Appliance Testing (PAT), pest control, alarm systems, lift maintenance, CCTV, emergency light testing, call alarms, ventilation, air conditioning, environmental control and waste management, as directed by the general manager and the Company property teamEnsure all areas are clean, tidy and well presentedLiaise with contract cleaning providersEnsure highest levels of cleanliness and hygiene practicesLead on day-to-day compliance and adherence to Company guidelines and safe working practices for all employees and outsourced contractorsDrive positive and practical application in Health & Safety and risk assessmentMaintain the Company inventory of all in-house maintenance supplies and equipmentReview and place order for materials and equipment when necessaryTrack and review repair cost estimates, expenses and budgeting for the departmentSupervision of deliveriesCommunicate plans for improvements and repairs to the general managerEffective interface with venue management, visitors, contractors, clients and Company head officeSupervise maintenance employees as directed by the general mangerSupport and respond to emergency maintenance callsAttend training courses as requiredEqual opportunitiesWe are passionate and committed to our people and go beyond the standard rhetoric of diversity and inclusion.
