Job Description

A busy house builder seeks to appoint a Managing Quantity Surveyor due to internal promotion to join their regional office in the North West.

About the role - Managing Quantity Surveyor

The successful candidate will support the Commercial Director in delivering profitability for the region through subcontractor procurement, cost planning and control and overall commercial input. You will also be responsible for leading the commercial team to ensure the team fully supports the business in terms of needs aspirations and targets.

Duties and responsibilities:

  • Manage the Quantity Surveying and Buying activities for procurement and cost reporting to align within the COINS framework and all processes and controls in accordance with the commercial manual and signing authority.
  • Ensure that contractor tenders are reviewed, appraised and value engineered to ensure best value for the company from land purchase to being live on site.
  • Work with all subcontractors and suppliers to negotiate best deals and work with other departments to improve cost effectiveness.
  • Assist Land team, estimating and completing land purchase viability and financial pack on successful bids
  • Calculate all the prime costs on developments, reporting any movements in the costs since the land purchase exercise.
  • Negotiate and place orders with labour and material subcontractors on a competitive tender.
  • Ensure a good level of cost reporting and ensure that any cost issues are investigated promptly, so that any required action can be taken to mitigate the impact.
  • Review CVRs with QS's and buyers. Ensuring the site costs to complete are correct.
  • Ensure all correct contract / CDM documentation is in place and included in the site files.
  • Monitor and explain subcontractor cost movements.
  • Approve all monthly payments to subcontractors ensuring variations and dayworks are reviewed.
  • Report on savings and excesses against budget costs to the Director.
  • To include the duties and responsibilities of a Senior QS as and when required.

Requirements for Managing Quantity Surveyor

We are looking for a Commercial leader with previous experience within a similar role within the housebuilding sector.

The role will suit an individual who is creative and resilient individual with a flexible and agile approach to managing a function and an enthusiastic, self-motivated, solutions focused approach. You will be collaborative; skilled in relationship building and stakeholder engagement with experience in developing strategies and in influencing senior decision makers and with strong negotiating and influencing skills.

The successful candidate will take a straightforward approach and possess the technical experience and attention to detail to allow them to identify and work with partners, procure new sites, and ensure detailed cost planning. You will be passionate about your work and about managing and developing a team to get the best out of each individual.
