Company Description:

  • Our client builds homes and neighbourhoods across London, Birmingham and the South of England.
  • In line with their plans, they are currently seeking an experienced and strategic Development Manager to join their team in Milton Keynes.


Role Description:

  • The role is to ensure that each development is optimised through effective management and efficient design with focus on value add at each stage of the development cycle.
  • The Development Manager supports the coordination of the skills and resources of each function within the business (internal and external consultant Team) to progress sites from exchange/completion of land acquisition to successful handover to production as well as maintaining control over land matters until completion.
  • Be accountable for the negotiation of legal documentation with their partners and ensure compliance throughout the development. Legal documents will include land assembly, development management agreements, JV agreements and funding partners and management and maintenance of legal diary.
  • Responsible for the preparation of the Pre-Submission Planning Stack Pack, Planning Approval Stack Pack and Pre-Commencement Stack Pack.
  • Responsible for the setting and management of the overall development fee budgets and appointment of consultants. Ensuring that invoices and payment requests are approved in a timely fashion and in line with the terms agreed.
  • Responsible for the negotiating of the contractual and commercial aspects, including Heads of Terms, for sale of affordable housing (via S106 obligations) to Register Providers, drawing on expertise from Development Director and external advisors where required. Progress sale through to exchange, completion and hand over.
  • Support to undertake detailed financial appraisals to review and monitor financial viability and ensure that the design progresses in unison with the financial evaluation with focus on adding value through optimisation/ rationalisation of design and cashflow.
  • Be accountable for the preparation and negotiation of Financial Viability Assessments to support planning application in line with the strategy prepared in conjunction with the Senior/ Planning Manager.
  • Be responsible for ongoing monitoring of financial performance, reviewing and managing budgets and programme.
  • Devise & implement strategies for enhancing third party/neighbour/community relationships.
  • Support project meetings as required and prepare accordingly agendas and subsequent minutes and actions.
  • This role will work alongside the Senior Development Manager in the team.


Requirements:

  • Experience of upfront development stages
  • Experience of residential, mixed use or student projects
  • Experience of planning applications is ideal but not mandatory
  • Ideally Chartered though this is not mandatory but would be preferred.
  • Strong communication skills and team player.
