Senior Property Manager – Watford, WD25 A strong independent, well-respected and very established Property Firm are seeking a residential Property Manager to oversee a very high specification residential portfolio in and around the M25 on behalf of our clients. The role is to manage and maintain the portfolio as well as dealing with out of hours emergencies effectively and efficiently. Responsibilities include but will not be limited to:
  • Assorting client reports with rental, void lettings, and Health & Safety statistics.
  • Ensuring all the blocks in the portfolio are efficiently managed and maintained and all the Freeholders’ requirements have been met.
  • Undertaking ad-hoc portfolio analysis and general administrative duties.
  • Strong knowledge and understanding of Health and Safety requirements for both individual units and common parts.
  • Dealing with the whole Tenancy process which includes carrying out tenantreference checks, arranging and issuing tenancy agreements, arranging check-insand check-outs, inventory and utilities.
  • Ensuring the timely payment of rents and collection of arrears.
  • Ensuring that clients receive legally accurate, practical, and timely solutions/responsesto their enquiries and problems.
  • Ensuring all the blocks in the portfolio are efficiently managed and maintained andall the Freeholders’ requirements have been met.
  • Dealing with administrative duties in and out of the office.
  • Dealing with Tenant queries.
  • Dealing with all day-to-day management of all properties.
  • Assisting in the day-to-day running of the maintenance of all properties.
  • Handling evening and weekend emergencies.
The Successful Applicant will need to possess the following skills:
  • Minimum 3 years’ experience in residential property management.
  • ARLA Qualified
  • Strong knowledge and understanding of Health and Safety requirements for both individual units and common parts.
  • Impeccable personable presentation and communication skills, both written and verbal.
  • Good level of IT skills.
  • Excellent customer service skills, organisation, and communication skills, both written and verbal are essential.
  • Hold a full UK driving licence and full-time access to a car.
The hours will be: Monday to Friday 9am – 5:30pm Salary range will be: £40,000 to £44,000pa +
  • 20 days holiday plus bank holidays.
  • Contributory pension.
  • Commission available on new business.
